Fully Managed
Initial set-up fee of 2 weeks’ rental or minimum fee of £360 inc VAT for properties upto £650pcm and then 14.4% inc VAT of annual rental

Rent Collection      
Initial set-up fee of 2 weeks’ rental or minimum fee of £360 inc VAT for properties upto £650pcm and then 12% inc VAT of annual rental

Tenant Find Only      
One month’s rent plus VAT or minimum fee of £564 inc VAT.  Minimum fee of £360 inc VAT for a tenancy 3 months or less.

Deposit Registration Fee     £48.00 inc VAT

Additional Property Visits    £120.00 inc VAT per visit (within 5 mile radius of Shaftesbury)
To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visits

Submission of non-resident landlords receipts to HMRC    £60.00 inc VAT quarterly
To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord of HMRC

Arrangement fee for works over £200.00   15% + VAT of net cost

Arrangement fee for refurbishments over £200.00   15% + VAT of net cost

Obtaining more than two contractors quotes     £24.00 inc VAT per quote

BEFORE YOU MOVE IN

Set up fee (tenant’s share)     £102.00 inc VAT per applicant
Referencing each applicant (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms).

Processing the application, associated paperwork and referencing

Guarantor Fee     £102.00 inc VAT per applicant
Covering credit referencing and preparing a Deed of Guarantee as part of the tenancy agreement

Preparing the tenancy agreement and paperwork for the new tenancy

Inventory Fee     £144.00 - £264.00 inc VAT
Preparing an inventory and Schedule of Condition of the property and taking meter readings for utilities and services. SHAFTESBURY OFFICE ONLY

DURING YOUR TENANCY

Amendment Fee     £60.00 inc VAT
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy

Renewal Fee     £120.00 inc VAT
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

ENDING YOUR TENANCY

Check-out fee (tenant’s share)     £24.00 inc VAT
Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s)

Future Landlord Reference Fee     £24.00 inc VAT per reference request
Collating information and preparing a reference for a future landlord or letting agent

OTHER FEES AND CHARGES

Out of Hours Services     £120.00 per hour inc VAT plus any actual costs incurred
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the prevailing rate

Unpaid rent / Returned payments     Interest at 8% above Bank of England Base Rate from date due

Chasing Rent Arrears     £14.40 inc VAT per letter/phone call

Professional Cleaning (if required)
£18.00 inc VAT per hour which will be deducted from the Security Deposit Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.

Gardening (if required)
£18.00 inc VAT per hour which will be deducted from the Security Deposit Only charged where gardening is necessary to return the property to the same condition as at the start of the tenancy.
