Full Management Services
Our full letting and management option, which is a comprehensive service
for landlords, includes:
- Initial inspections and advice. Without obligation
of charge we will visit your property to discuss and advise you as to
the legal, and practical aspects of letting.
- Agree the type of tenant you are looking
for, whether you would allow smoking, children or a shared let.
- Take details and photographs to add the property
to our available lettings list.
- Advertise the property in appropriate local
newspapers, internet sites and through our network of offices.
- Advise as to safety requirements. We
will advise you as to your obligations as a landlord with regard to gas
safety certificates, electrical test, smoke alarms and furniture fire
regulations.
- Arrange viewings, accompanying where necessary.
Interviewing and assessing the prospective tenants.
- Take up references on private individuals
or companies using a professional dedicated referencing company. Taking
references via ‘Homelet’ from a personal referee, employer,
current/previous landlord, and a credit referencing agency.
- Offer Landlords HomeLet
Landlords Protection Schemes. A comprehensive package to minimise
the risks associated with letting property to include Rent and Legal
Protection subject to satisfactory references.
- Prepare Tenancy Agreement. We prepare a legally
binding Assured Shorthold Tenancy.
- Arrange for an Inventory and Schedule of
Condition to be drawn up. To record the condition and contents of the
property at the start of the tenancy.
- Arrange for a Check-in to be signed in agreement
with the inventory.
- Collect first month’s rent and set
up a standing order from the Tenant to the Landlord’s bank (or
as otherwise directed) and produce monthly statements detailing the incoming
rental, our commission deducted as well as any invoices relating to other
outgoings.
- Collect and hold a dilapidations deposit equal
to 6 weeks rent.
- Property Inspections – Arrange visits
by appointment with the tenant on a quarterly basis, to ensure that the
property is kept clean and in good order. A written report will be provided
following the inspection.
- Arrange for annual servicing of gas and electrical
appliances where appropriate.
- Deal with routine repairs and day-to-day
maintenance up to an agreed spending limit, and pay any outgoings upon
receipt of invoice.
- Serve Statutory Notices at
end of tenancy.
- Arrange the ‘Check Out’ of the
property and advice as to the return of the deposit.
- Arrange extension tenancies.
- Communicate with the Landlord at regular
intervals.
- Re-Advertise the property before the end
of the tenancy to help avoid periods of time when the property is not
let.
