As for Rent Collection Service, plus:
- Undertake a regular managment inspection and provide a written report.
- Arrange for annual servicing of gas and electrical appliances where appropriate.
- Deal with routine repairs and day-to-day maintenance up to an agreed spending limit.
- Communicate with the Landlord at regular intervals.
- Market the property before the end of the tenancy to help reduce void periods when the property is not let.
- Arrange the Check-Out, if instructed, at the end of the tenancy at an additional charge.
REPAIRS AND MAINTENANCE
As part of our Full Management Service, the following will be included:
Repairs and Replacement
We will deal with the day-to-day management of your property (including minor repairs up to a limit of £250) and, if in instructed, use nominated contractors.
Where practical (except in an emergency) estimates are obtained and submitted for the Landlord's approval in respect of works likely to cost more than the agreed limit. An additional fee may be charged for any supervision of work.
Inspections and Defects
We will investigate defects that are brought to our attention by the Tenant as well as noting any defects found on our regular visits. However, such visits can only detect apparent and obvious problems and do not amount to a structural survey of the property. We cannot accept responsibility for hidden or latent defects.
Void Periods
Our management function does not include the supervision of the property between lettings although, in the normal course of letting, periodic visits may be made to the property by our lettings staff. It also does not include any period before the property is let or at any time when it is vacant.
Gas Safety
We will arrange for the annual renewal of the Gas Safety Certificate and give a copy to the Tenant within 7 days of the date of the inspection. If the Landlord wishes to make such arrangements himself, we must be instructed of this in writing and supplied with a copy of the Certificate within 7 days of the inspection.
Maintenance Float
We will retain a ‘float' (minimum £250) during the contract to cover repair and maintenance costs if requested.
Reporting to Landlord
We will advise you in advance of any work that has been arranged, unless emergency circumstances require action prior to gaining your approval.
