Initial inspection and advice. Without obligation or charge we will visit your property to assess the rental value and advise you as to the legal and practical aspects of letting.
Agree the type of Tenant you are looking for and whether you would allow pets, children, a shared let, etc.
Advise you as to your obligations as a Landlord with regard to gas safety certificates, electrical tests, smoke alarms and furniture fire regulations.
Take details and photographs in order to add your property to our available lettings list.
Advertise the property in appropriate local newspapers, on our website and those of PrimeLocation and RightMove, in our office in Salisbury and through our network of offices.
Arrange and accompany viewings, interview and assess the prospective Tenant. Give you feedback regarding the prospective Tenant and discuss a move-in date subject to references.
Take up references on private individuals or companies from a personal referee, employer, current/previous Landlord and credit reference agency. For this we use a professional dedicated reference company called Homelet.
Offer Landlord Protection schemes. A comprehensive package is available from Homelet to minimise the risks associated with letting property. It includes Rent and Legal Protection subject to satisfactory references. Other schemes are available.
Prepare a legally binding Tenancy Agreement, which is signed and executed by both parties.
Following the introduction of the Housing Act 2004 and the new deposit schemes, it is essential that an Inventory and Schedule of Condition is undertaken before the tenancy commences, which provides a written benchmark. The Schedule of Condition is drawn up by an independent inventory clerk to record the condition and contents of the property at the commencement of the tenancy.
Transfer utilities and Council Tax into the name of the Tenant and provide the relevant meter readings taken at the start of the tenancy.
Collect the first month's rent and dilapidations deposit, set up a standing order from the Tenant to the Landlord's bank (or as otherwise directed), and produce an account.
