Woolley & Wallis’s 2018 Autumn Auction saw the sale of 47-49 High Street, Fordingbridge following a period of marketing by the Firm’s Commercial Department.
The premises comprised a period high street property with extensive ground floor retail accommodation together with a large self-contained first floor flat. As well as requiring extensive refurbishment, the premises offered some interesting development angles and the potential to create an additional residential unit. There was extensive garden land to the rear stretching to the banks of the River Avon. Following an auction guide price of £150,000 and a lively spell of bidding the hammer came down at £205,000. Selling agent Rob Horton commented, “We were delighted with the interest that we were able to generate in this Lot which included around 15 viewings culminating in a successful conclusion for our clients”.
Following the sale, the Agent has recently commenced marketing of 60 High, St Fordingbridge pending the relocation of the existing tenant elsewhere in the town. The property comprises an attractive two storey Grade II Listed property with fully glazed frontage in an excellent position. The premises are currently occupied for the offices of an Estate Agent (A2 use), however, the accommodation could equally be used for retail space. In all the property offers some 1,187 sq ft (110 sq m). The agent is quoting a price of £160,000 for the freehold interest.
