Building Surveys

Most buyers rely on the Mortgage Valuation from their Bank or Building Society but as its name suggests, this is a valuation not a survey. Even if you are obtaining a mortgage and will be given a copy of the Valuers Report it is still advisable and prudent to arrange a survey by your own Surveyor. The Consumers Association WHICH? Magazine and the Council of Mortgage Lenders both give this advice.

BUILDING CONDITION SURVEY (Structural Survey)

A detailed and relatively technical inspection and report on the fabric of a building.
Identifies defects and suggests remedies; advises as to the nature and quality of construction; draws attention to significant maintenance problems.
Suitable for all types of property, particularly large, old and unusual residential buildings as well as commercial and industrial property.
The inspection and report can be tailored to meet clients specific requirements.

RICS HOMEBUYER SURVEY AND VALUATION

A brief report on the general condition of the property and intended for residential buildings of conventional design and construction which appear to be in reasonable condition. The Report focuses on defects and problems which are urgent or significant.

Although it includes a valuation and recommended figure for insurance purposes, the Homebuyer Survey and Valuation is presented in a standard format and is designed specifically as an economy service, suitable for newer or more straight forward properties.

In commissioning the RICS Homebuyer Survey and Valuation therefore the client accepts the risk that a more detailed survey may disclose further defects.
