Agricultural property has traditionally fared well during times of financial insecurity and turbulence and the Autumn of 2022 certainly produced its fair share of political and financial instability. Enquires for land, as a safe haven for investors and buyers alike, have risen by over 53% on our website, indicating that agricultural property will prove to be a popular purchase in the coming months.

Land values have started to creep upwards in 2022 and Woolley & Wallis’ recent sales have supported this with a parcel of good quality arable land starting at £10,000 per acre and finally agreeing values in the region of £13,000 per acre. Smaller blocks of land are achieving prices in the region of £0 – £35,000 per acre. Our Marlborough office recently agreed a sale on 8 acres, and they had enquires from someone wanting to drive their tank around the land, someone wanting it for a local Guides & Scouts group as well as the usual equestrian and smallholding interest.

Rewilding of agricultural land has become very fashionable, and we have several cash-rich buyers on our books looking to buy land that they can rewild – this is the process of allowing nature to take its course and encourage a wide diversity of flora and fauna, often with particular emphasis on encouraging the local wild bird population. The best-known project for rewilding is on the Knepp Estate in Sussex where this is now in an advanced stage with British Native cattle breeds successfully reintroduced.
