4 Bedroom House For Sale

Outstanding equestrian property in a first class setting with charming house and annexe set in approximately 50 acres

Clarendon Farm is an established stud with a wide-range of outstanding and well maintained equestrian facilities.

The main dwelling was constructed in 1999, stone built over two storeys under a thatched Reed roof, the ridge of which was rethatched in 2009. The accommodation briefly comprises entrance hall, separate dining room, office, kitchen/breakfast room with electric Aga, leading into a useful utility room which houses the oil-fired boiler, water softening unit and shower room. There is a stable door to the garden. The main living room is a light, well proportioned room with dual aspect views, wood burner and French doors leading to the garden.

On the first floor, there is a spacious landing with airing cupboard, master bedroom with en suite together with a further two double bedrooms and family bathroom. The views from the first floor over the land are exceptional.

Another feature of this property is the useful separate self-contained annexe providing additional accommodation either for family members or staff. Accommodation includes kitchen/study area with separate sitting room and downstairs bathroom and the first floor providing an open bedroom space. The annexe has the benefit of its own parking area and the use of a private terraced garden.

There is also potential to amalgamate the annexe and main dwelling creating a four bedroom family home.

GARDEN
The garden lies to the south of the house with a large newly laid limestone patio from which there are beautiful far-reaching views across the land and paddocks. Beyond is the outdoor heated swimming pool and garden predominantly laid to lawn with borders of mature planting. The vegetable grounds are beyond the lawned area and include a planted orchard and vegetable beds

The entrance to the house and annexe is separate from the two yard entrances. The entrance to the house and main yard entrance are via secured electric gates.

BUILDINGS
Clarendon Farm has a comprehensive and extensive range of top quality equestrian facilities. In total there are 35 loose boxes, 25 of which are covered within the main barn complex canopy and a separate additional range of 10 loose boxes alongside the lorry park opposite the main complex. The boxes are all generous in size and well equipped with automatic water drinkers.

The main barn complex has been well designed to create a compact and well laid out yard divided into four internal yards, which has been used by the present owners as a Thoroughbred Stud.

As well as the loose boxes there is a large indoor yard used to store hay and straw put could be used to house young stock or wintering foals. There is a Rug Room with boiler, Vet Room, two Tack Rooms and Wash Box with hot water.

Above the Workshop is a Rest Room used by staff with hot water and plumbing installed for domestic washing appliances, a Bathroom and two further useful rooms.

Adjacent to the main yard is an open fronted pole barn lean-to used to store hay and straw. Next to which is a loading ramp.

Separate from the main barn is a range of four office suites used as the Stud Office and Staff Room.

Outdoor Man觥: located immediately south of the main barn complex, with a sand and rubber surface. The school measures 50m X 25m with post and rail fencing. There is flood lighting off the main complex towards the school.

Claydon Horse Walker: four horse walker located between the main barn complex and principle dwelling

Monarch Lunge Pen: fenced lunge pen with panelled sides and a rubber sand surface.

Stallion Paddocks: two stallion paddocks suitably fenced with post and rails.

Running between the main barn and the man觥 and continuing up the steady incline are the former gallops extending to 3.5 furlongs in length. The gallops have not been used by the current owners but have previously had an all-weather surface covered with woodchip. The gallops could easily be reinstated as the membrane and drainage remain in place.

Clarendon Farm is situated on the edge of the village of Teffont, occupying a wonderful position in an Area of Outstanding Natural Beauty and one of the most beautiful villages within the Nadder Valley. The property is nestled midway between the larger villages of Chilmark to the west and Dinton to the east.

The area is renowned for its shooting and fishing providing some of the best chalk fishing in the region, notably on the River Nadder. The area is also very popular with equine enthusiasts due to the excellent network of bridleways, accessibility to local competition venues, racecourses within easy reach at Salisbury, Wincanton, Bath and Exeter, with local point to point courses at Larkhill, Milborne Port and Badbury Rings.

The A303 lies a short distance to the north providing access to the West Country and to London, via the M3. There is a main line railway station in Tisbury some four miles to the west, providing a fast, direct line to London Waterloo.

An excellent range of schools can be found in the region with Godolphin, Bishop Wordsworth & South Wilts in Salisbury; Sandroyd, Port Regis & St Mary’s in Shaftesbury.

The land is free draining, gently sloping chalkland that has been laid to productive pasture, extending to approximately 50 acres (20.23 hectares) all contained within a mature planted boundary and divided into a number of post and rail fenced paddocks. The current owners have since owning the property implemented a re-fencing programme over the farm.

The ground provides excellent turnout facilities, produces plenty of good quality grazing and the ability to take annual cuts of meadow hay. There are water connections to all of the paddocks and in the upper section of the land. In the paddock adjacent to the man觥 is a specially built Derby Bank.
