4 Bedroom Detached House Sold

Ivy Mill is an outstanding 4 bedroom Grade 2 Listed family home set in a delightful rural setting together with an exceptional range of traditional and modern farm buildings set in about 6 acres.

Ivy Mill is an attractive and imposing south facing historic house and former Mill with a superb range of traditional and modern farm buildings set in about 6 acres of its own land.
The House
The house and Mill are L-shaped and built of red brick and stone under a clay tiled roof. Part of the mill is thought to date back to when the Church was constructed in 1372 and the doorway arch was reclaimed during the build.
Internally the house is full of character and has a lovely atmosphere with all rooms having high ceilings. The entrance hall leads into the sitting room with a large open fireplace with wood burner. The living room has a marble effect fireplace.
The spacious kitchen which has an oil-fired AGA and a substantial exposed timber beam, is a great blend of old and modern with views out over the garden. To the rear is a large lobby, back door, office and Wc plus access to a boot room.
Upstairs there is a Master bedroom overlooking the yard, a box room, three further double bedrooms, large landing & shower plus family bathroom. Back stairs lead directly to the kitchen.

Ivy Mill is situated on a quiet road just east of the town of Westbury ( 5 miles), famous for its White Horse on the Salisbury Plain escarpment, which provides local shopping facilities plus a mainline railway station with regular trains to London Paddington and also to Bath and Bristol.
The village of Edington is renowned for King Alfred's battle in 878 AD and more recently for its music festival. The larger conurbations of Warminster ( 9 miles ) Salisbury (25 miles ) and Bath (17 miles ) provide a more comprehensive range of business, retail and recreational facilities. There are excellent road links via the A350 to both the M4 and the A303.
There is a good choice of both state and private schooling in the region and plenty of public footpaths and bridleways in the locality with access up onto Salisbury Plain.

The garden is laid mainly to lawn with a number of flower borders and a series of mature shrubs. The garden leads round to an oval shaped Mill Pond which extends to about half an acre and is a haven to wildlife.
The house has its own entrance off the highway and there is ample room for parking near the Mill Leat which runs under the farm yard and into the nearby stream.
The farmyard, with its own entrance, has wide concrete yards allowing easy access to all the buildings. There is also a small pond in the yard. The buildings comprise a mixture of traditional single storey brick buildings such as the garages and stabling as well as an extensive range of well-maintained modern steel portal framed barns. The majority have good height to eaves and there is plenty of room for machinery to manoeuvre. These are currently used for livestock but could quickly be adapted to suit a number of alternative uses (subject to planning) including rural commercial units. The existing stables & buildings offer great potential to create a thriving equestrian business.
The buildings total about 30,000 sq. ft (2,787 sq. ms)

Council Tax Band E

Mains electricity and water supply to the house with private drainage. Oil-fired central heating

Leaving Devizes, head south of the A360 through the village of Potterne and when you reach Lavington take the right turning onto the B3088 just before Daunstey's School. Follow the road until you reach the village of Edington where you need to turn right just before the Three Daggers gastro-pub, farm shop & brewery. Follow the road for about a mile or so and Ivy Mill will be found on the left hand side of the road.
