Property Description

Well located ring fenced arable and livestock farm with a 3 bedroom Ag Tied Farmhouse in the process of being built and range of farm buildings, 160.92 acres

New Park Farm lies in a gently sloping ring fence bordered by mature hedges. New Park Farmhouse has been built to create a charming red brick three bedroom dwelling with wooden cladding under a tile roof. The house is located to make the most of the beautiful far-reaching views across the rolling farmland. The first floor comprises; spacious Entrance Hall leading to a Dining Room, Sitting Room, Study, Downstairs WC and Kitchen/Breakfast Room and a Utility Room. As part of the planning application a new shingle drive is to be created from Park Drove leading to the farmhouse and the garden enclosed with a mixed hedge of hawthorn, blackthorn, field maple, dogwood and hazel.

LAND
The land and New Park Farm lies in a ring fence and comprises gently rolling well drained Grade 3 soil. The land is classified as free draining, shallow lime rich soil over limestone or chalk. The land totals just under 160 acres with approximately two thirds having been cropped for Spring Barley and currently down to stubble. The balance is down to grass and has been grazed in the past by the vendors’ flock of sheep.

BUILDINGS
To the south of the farmhouse are two poultry sheds, totaling approximately 20,710 sq ft., which were used by the vendors to originally house broilers and then in 2004 changed to a flock of free range layers. The larger of the two houses has recently been used to store straw and machinery as well as a lambing shed.

LOT 2 NEW PARK FARM BUILDINGS - 0.98 ACRES (0.40 HECTARES)
Lot 2 comprises a useful range of easily accessible modern farm buildings located to the west of Park Drove with an area of hard standing and concrete. The buildings can be accessed either from the north or the south via Park Drove and lie opposite the entrance of Park Farm. The buildings are surrounded on three sides by an enclosed grass paddock.

This range of useful agricultural buildings also have potential for alternative uses subject to gaining the necessary planning consent.

PLANNING
Planning permission was granted for the farmhouse in 2003 (Application number TVN.07894/1) and is subject to an Agricultural Occupancy Condition. The building works to the house have not yet been completed. Further details are available from the vendors agents.

DESIGNATIONS
The whole farm lies within a Nitrate Vulnerable Zone.

BASIC PAYMENT SCHEME ENTITLEMENTS
The Basic Payment Scheme Entitlements are claimed by the vendors and they will retain the 2019 claim. The vendors will use all reasonable endeavours to transfer the Entitlements after completion and the Buyer will covenant to keep the land in good agricultural and environmental condition for the remainder of the year.

OVERAGE
The two poultry buildings within Lot 1 and the buildings in Lot 2 of New Park Farm will be sold subject to an overage provision for a period of 25 years and for 30% of the increase in value over the agricultural value. RESTRICTIVE COVENANT
The land shown hatched blue on the sale plan within Lot 1 will be sold subject to a restrictive covenant not to be used for intensive pig rearing, caravans or to permit any commercial/residential development.

WAYLEAVES, RIGHTS OF WAY & EASEMENTS
The land is sold subject to and with the benefit of all matters contained in or referred to in the title deeds together with all public or private rights of way, wayleaves, easements and other rights of way affecting the property.

From the A303 take the A343 south towards Salisbury. After just over 4 miles, having past the Museum of Army Flying, turn right on to Craydown Lane. The take the first right on to Park Drove.
