Level 3 Building Survey

A Level 3 Building Survey is suitable for all types of buildings, particularly if a property is pre-1850, Listed, needs extensive repairs or is constructed using non-traditional building methods and materials. The survey can identify damage that could cost thousands to remedy and help you gauge the likelihood of issues arising in the future.

A Level 2 Home Survey is suitable for most modern properties of conventional construction, up to about 150 years old. An ISVA Home Survey Report helps you to ensure the house is safe, and identify any urgent repairs – which could impact the sale price and have the knowledge of the work that needs to be done.

Our Chartered Surveyors can prepare a variety of shorter Reports tailored to suit your requirements, including a Specific Defect Report to assess areas of concern, such as Structural Movement; a Snagging List, usually for new-build property to identify work still to be done; a Schedule of Condition to record the condition of a property before leasing; A Significant DFefect Re[ort to describe significant aspects of property disrepair.

Drone Surveys

Our licensed Drone Operatives can access hard-reach areas such as awkward roofs, valleys and chimneys to support our Level 2 and 3 Surveys or as a separate investigation. We can provide high-quality aerial images and video footage for marketing, land surveying, inspections, condition reports, structural surveys and planning permission visuals.

Valuations

Woolley & Wallis undertakes formal valuations – also known as Red Book Valuations – in accordance with the latest RICS guidance to establish the market value of your property. All our valuers are qualified Chartered Surveyors, accredited by the RICS as registered valuers, and many are Fellows of the Centre Association of Agricultural Valuers and Members of the Incorporated Society of Valuers and Auctioneers.

Red Book Valuations include :

Loan security and finance, Taxation (IHT, CGT, SDLT and business rates), Company accounts and partnership assets, Pension funds including SIPPs and SSASs, Matrimonial, Expert witness, Acquisition and disposal, Dispute resolution and compensation, Qualified Surveyor Reports (Charities Act), Inheritance Tax and Probate of house contents.
