Quietly located within the hamlet of Bohemia in the New Forest National Park and set at the far end of a gravel track, a parcel of grazing land approaching 1 acre.

The land is located at the far end of an unmade gravel track in the small hamlet of Bohemia, which lies on the rural outskirts of the well-regarded village of Redlynch, within the boundary of the New Forest National Park. The land totals just under 1 acre (approx. 0.953) and follows a gentle northwest to southeast gradient and has historically been used for grazing. The land is sub-divided by a well fenced public footpath, effectively separating it into two smaller parcels measuring 0.34 acre and 0.613 acre respectively. There are gated vehicular access points from the track into each parcel and further pedestrian access to the lower parcel via the adjoining public footpath. A mains water connection is located in this same parcel and there is the outline of a former storage shed, now virtually derelict.

The land is situated on the edge of the quiet hamlet of Bohemia which is tucked just inside the uppermost north western boundary of the New Forest National Park, close to the popular villages of Lover and Redlynch, which lie equidistant between the Avonside town of Fordingbridge and Cathedral City of Salisbury.

A network of local bridleways including Bohemia Lane itself help to access the nearby open heath and woodland of the New Forest, which is but a short distance away and home to some exceptionally scenic countryside for glorious walking and riding.

We understand there is a mains water connection.

From Fordingbridge take the A338 in a northerly direction to Downton. Once in Downton, turn right at the traffic lights onto The Borough and continue through and out of the village in the direction of Redlynch. Follow the road as it passes along The Ridge and turn left into Whiteshoot Hill on the sharp left hand bend. At the crossroads turn right into Loosehanger and follow the road for approximately 1/4 mile. The entrance to Bohemia Lane will be located on the right hand side. Turn into the track and continue before taking the first right hand turning. Continue to follow the unmade track to the far end whereupon the field gates entrances will be identified.
