Letting your Property

Step 1: Rental Valuation Visit

The first stage of the process of letting your property is for Woolley & Wallis to carry out a detailed appraisal of your property and a rental valuation. The rental valuation will be based on our knowledge of the current rental market, evidence of comparable properties that have been recently let and historical information. We will also advise you on how to maximise your rental income and desirability to prospective tenants and how to minimise your expenditure. Together we choose the right service for you, from a fully-managed service through to a simple tenant find. We will take the time to understand what you need and support you as much as you choose.

Step 2: Marketing the Property

Our extensive database of people looking to rent makes it straightforward to find your next tenant. Promoting your property on Rightmove, On the Market, Zoopla, associated websites and social media platforms generates even more interest and choice of tenants for you. Our prime high street shops prominently display current properties to let and our extensive database can match your property with prospective tenants. We can provide accompanied viewings and will give regular feedback to keep you fully updated.

Step 3: Preparing your property to let

Whether it is achieving the best rental return, guidance throughout the legal process or legal paperwork and inventory preparation, we can help at every stage. We will carry out comprehensive credit and identity checks and obtain employment, character and previous landlords’ references. Upon instruction, we will draw up an Assured Shorthold Tenancy.

Step 4: Moving in the best tenant

We take responsibility and ensure that all the essential checks and paperwork are in place before a new tenant moves into your property, keeping them – and you – safe. A professional inventory and Schedule of Condition of the property will be prepared by our inventory clerk, including photographic evidence. At the check-in appointment and before occupation, the tenant is required to sign a tenancy agreement, the inventory and a Schedule of Condition, pay one month’s rent in advance and a deposit equivalent to five weeks’ rent.

Step 5: Ongoing management

We offer complete support including deposit handling, routine property visits, arranging repairs and maintenance and handling arrears.

Step 6: End of tenancy

Once either party has served notice, a check-out inspection will be carried out using the inventory and Schedule of Condition. Any repairs, replacements or cleaning required will be noted and any costs incurred will be negotiated by Woolley & Wallis with the tenant. In the case of any dispute, we will liaise with the deposit protection service to reach resolution. The tenant’s deposit will refunded in accordance with the apportionment agreed.
