Barton Wood comprises predominantly softwood timber, principally Larch with Norway Spruce. Beech, Sweet Chestnut and Oak. Rhododendron’s also add additional colour to the woodland and also shelter to wildlife.

The woodland provides an excellent habitat for a wealth of native flora and fauna.

The Larch and Spruce if felled would allow for natural regeneration of the native species to re-establish a broadleaved woodland, if a purchaser desired. Or managed re-planting could be undertaken.

Sir Williams Plantation Pope’s is an attractive secluded quiet block of woodland yet easily accessible. The woodland comprises approximately 5.28 acres of Douglas Fir planted around 30 years ago along with Norway Spruce and some impressive mature Beech located on the banks.

There is a restrictive covenant in place to ensure that the owner and subsequent owners do not use the wood for anything which would be a nuisance to neighbouring woodland owners such as vehicle racing, clay pigeon shooting, a commercial campsite, or business use other than agriculture or forestry. It also prevents subsequent division of the ownership of the wood into smaller units or erection of signboards. Further details are available upon request from the vendors agents.

The land is sold subject to and with the benefit of all matters contained in or referred to in the title deeds together with all public or private rights of way, wayleaves, easements and other rights of way affecting the property. There are no public rights of way crossing the woodland.

Both parcels of woodland have a right of way at all times and for all purposes connected to the use and enjoyment of the land, with or without vehicles along the track running along the eastern boundaries of the woodland. Further details are available upon request from the vendors agents.

All sporting, mineral and timber rights are understood to be in hand and are included within the sale so far as they are owned.

The land and woodland is being offered for sale on a freehold basis with vacant possession.

Given the potential hazards, we would ask you to be as vigilant as possible for your own personal safety whilst making your inspection of the woodland.
